What are home measurement services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a measurement service work?

During a measurement or floorplan service, a certified appraiser measures your property with a measuring tool — generally a tape or laser measuring device. As they tour the property, they notate the layout of the rooms and other features, like closets, entryways, and pantries. They may sketch the property. Then, the appraiser creates a report and detailed sketch showing the total area and the general layout of the home. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a measurement or floorplan service needed?

Real estate taxes

Tax records often reflect incorrect area of a property because the values can come from several sources, and occasionally go unverified — meaning you may be taxed for more space than you own! Unless a certified appraiser has executed a recent valuation or measurement service on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before attempting to dispute your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling your home

A home floorplan service can ensure that you're paid fair market value for your house. Living space is one of the most important factors potential buyers look for when purchasing a home — but since these values are frequently estimated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price of your property, but possibly even the amount of interested buyers. The only sure method of using a definitive GLA when listing your home or property is to refer to a recent appraisal or measurement service performed by an appraiser (after any updating that might have affected square footage).

For agents

To make sure that your client's home closes at a price that properly reflects market value, we recommend requesting a home measurement of the property. Clients, and potential buyers, will appreciate your scrupulousness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tool for enticing potential buyers since they can review the layout and details of the property before and after a walkthrough.
